What Decides the Cost of a Shed on the Gold Coast

Shed Builders Gold Coast prices every shed from its own design. Two sheds the same size can cost very different amounts, and most of the gap comes from the site work and how much of the inside you finish.

What Changes the Price

  • A wider span, the width the roof covers without a post, needs more steel.
  • A taller shed needs longer columns, taller doors and more bracing.
  • Your address sets the wind region, how hard the wind can blow there, and a soil test sets the site class, how much your soil moves.
  • If we need a crane or have to carry materials in by hand, the labour costs more.
  • The more of the inside you want finished, the more it costs.

What People Forget to Budget For

  • You pay for the slab, the concrete floor the shed stands on, and any digging or filling to make the ground level.
  • Power and water have to be run out to the shed, not just to the house.
  • The engineering and the approval have fees of their own.
  • You need an apron, the concrete strip in front of the doors, or a driveway so you can drive in.
  • Gutters and downpipes have to take the roof water to a legal discharge point, a place it is allowed to drain.

    Slab and Frame

    We size the footings, the concrete that holds the posts, for your soil and the load. Then we put up the frame and the cladding, the steel sheeting on the walls and roof.

    Fit-Out

    We line, insulate and wire the inside and add any mezzanine or bathroom, finished to the level we agreed with you.

  • Do You Build Sheds You Can Live In?

    Yes. We insulate and line a liveable shed and put in the plumbing and wiring of a house. It also has to be approved as a home, a dwelling, rather than as a shed. We design a Gold Coast shed home that way from the start, because converting a shed later costs far more.

  • Why Not Just Buy a Kit Shed?

    A kit is the shed structure delivered to your block, and then it's up to you to arrange the slab, the trades, the approvals and the inside. As your shed builder, we design the shed around your site, organise every trade as one job and finish the inside. The steel frame is the part both have in common.

  • Do I Need Approval for a Shed on the Gold Coast?

    Almost always, yes. A private building certifier usually issues the building approval, and City of Gold Coast comes in for planning matters, or when the certifier refers a question such as a reduced boundary setback to it. What you need depends on the size and height of the shed, how close it sits to your boundary and what you'll use it for. We handle the approval as part of the build, so you don't have to chase it yourself.

  • Will My Shed Hold Up in a Storm?

    We get every shed engineered for the wind it has to stand up to, which builders call the wind loading. The figure comes from your address and the shape of the shed, and we size the frame, the footings and the fixings to suit it.

  • Do You Pour the Slab as Well?

    Yes. We design the slab, the concrete floor the shed stands on, together with the shed rather than ordering it separately. How thick it is, the footings and the steel reinforcing all depend on the frame going on top and the soil underneath.

  • My Block Slopes. Can You Still Build on It?

    Usually, yes. On a sloping block we dig soil out and put soil back to make a level pad, which builders call cut and fill. That work shows up in the slab and any retaining walls rather than in the shed itself, so we look at your ground before we price anything.

  • Can You Put a Mezzanine in an Existing Shed?

    Often, yes. A mezzanine, a raised floor inside the shed, adds weight the original frame and footings may not have been designed to carry. So we start by looking at what's already there and checking with an engineer that it can take the load.

  • What Does a Fit-Out Include?

    Whatever you need the shed to do. That can mean lining and insulation, power and lighting, a mezzanine floor, a bathroom, a kitchen, roller doors and windows. You decide how far it goes.

  • Can I Run a Business Out of My Shed?

    Often, yes, but council has to approve the use first. They look at what you'll do there, the traffic it brings and where your block is. We raise it while we design the shed, so the approval matches how you'll use it.

  • What Does a Custom Shed Cost?

    We price each shed from its own design, not by the square metre, and we give you an itemised quote once the design is settled. The biggest differences usually come from the slab, the site work and how much of the inside you want finished.

    The work on site is usually the quicker part. Design, engineering and approval come first, and how long they take depends on the council and the job. Once your design is settled, we give you a timeline for your build.
